Casa’s data is not licensed third-party data wrapped in an API. We operate the ingestion, the structural extraction, the spatial resolution, and the aggregation. Every layer is built in-house and refreshed against authoritative sources. Full depth in South-East Queensland today; expansion into Wide Bay, Sydney, Melbourne and beyond is sequenced in step with customer engagements.

Cadastre ingestion
Authoritative parcel geometry and address from QLD DCDB, NSW Spatial Services, VIC Vicmap, and equivalent state cadastres. Refresh cadence: weekly.
Planning rules ingestion
Per-LGA planning scheme parsing — zone codes, setbacks, height limits, density rules, secondary frontage handling. Updated on scheme amendment.
Overlay layers
Flood, bushfire, heritage, vegetation, landslide, coastal, environmental — sourced from state and council overlay layers, spatially joined to parcels.
DA corpus extraction
Council DA portals scraped end-to-end. Decision notices classified, conditions structurally extracted, infrastructure charges quantified, conditions clustered.
Estate covenant ingestion
Per-developer covenant document scraping with structured rule extraction — setbacks, materials, roof pitch, garage position, design review requirements.
Per-parcel intelligence
Soil class predictions, flood depth at defined event, slope and aspect, BAL ratings, services proximity, road centrelines — resolved per parcel.
Spatial intelligence layer
Pre-resolved building envelope geometry, frontage edge detection, easement carve-outs, slope-constrained zone identification.
Aggregation layer
Per-LGA per-zone DA stats, comparable approval timelines, infrastructure charge medians, common condition patterns.
